Opportunistic purchase and subsequent renovation
Since my first property purchase at 17, I’ve always canvassed agents for opportunities to value-add, or buy under market to renovate etc. You see, I grew up in homes being perpetually renovated by my parents, so I subconsciously knew hard work improved a home’s liability, and hence its value. I can however count on one hand the number of times a real estate agent has called me and said ‘Hey, I’ve found one...’ This purchase is different and unusual to say the least, for that reason and a few others. The agent called to say another agent in his office had this cheap, well-located home for sale. It turned out it was that agents own home and they wanted a quick sale to pursue another opportunity. The call progressed to a sight unseen (not recommended, by the way) agreement on terms, including: a quick settlement with a small amount of vendor finance, a long lease back to the sellers and at a price I felt was effectively land value. Some years later, after they moved on, we completed a renovation and eventually sold the home for three times that purchase price (>10 years) to a lovely couple as their first home.
