Buckle Up, 1 into 4

Existing Residential Home – Boundary Re-Alignment (subdivision), 2 Duplex’s and Renovation.
 

When assessing a property, land size, zoning and the number of titles is always high on my list, and this project offered all three. Here, the existing home was built almost to the front boundary and over two titles of land (See Ugly Ducklings for similar approach) which was common in the past. As such, on 1367m2 it had a big back yard which always offers opportunities, but to find out the land was zoned to allow multiple units was the clincher. Rather than maximise the site (see The Beach Rd) the boundary was re-aligned to create the back yard as a separate title capable of new dwellings. This left the current house on its own lot which was in good order it could just do with a modest renovation and new roof to replace the Super 66 (mild asbestos) for both looks and function.
When setting the new boundary alignment, we pre-designed new dwellings for the site. We positioned it to allow the rear block to accommodate a brand new duplex and a second stand alone new home to be built in behind the existing house, which had its own access directly from the street, while the three new homes shared a common driveway down the side of the properties. The result was four dwellings, from one in a project that took just under two years (should have been faster) to complete, and an up-lift in property values of some $400,000.
