Land Purchase and on Sale

I have found considerable success over the years from buying property with a problem and solving it (See Jack & Jill). This applies to difficult blocks of land, steep, rocky or a complicated easement. However, I have seen some problems that are unsolvable, so please be sure you have the solution first before using this value add approach. Steep and ugly, these two sites sloped up from the road and were the last two left in the estate, some 20 years after all other lots had homes established. Being steep it had nice views, but how to get up there? And I meant that both literally and figuratively, as due to road changes since the land was originally subdivided, one block had no vehicle access at all and the other greeted you with an effective 8-foot rock wall at the front boundary. I’d seen homes in Sydney with garages at road level well below homes and big stairs, so I figured there was some type of engineering solution. In the end it was negotiation; an adjoining church property shared a boundary and had a small council footpath type easement on its boundary leading to one of these sites. We just asked, and approval was granted, allowing access to both sites landing us around halfway up their elevation. There are profits to be made in solving problems in business and property, look through the bargain bin, do your maths and if you can solve the problem you will reap the rewards.
