Currimundi Junction
Is a freestanding 780m2 Convenience retail centre on the Nicklin Way which was created in a group titled format through a rather unusual process after Mc Donalds purchased a large parcel to build themselves their second restaurant in the Caloundra region.
After their design, access points, carparking and signage was complete it left a ‘framed’ potential building envelope with little room for modification and so ‘the building rights’ were available at the right price.
Our strategy was to offer custom designed tenancies for lease to quality business shouting the popularity of our neighbour plus the exposure and traffic they would attract. We would then sell the investments separately in a strata-titled format. After unsuccessfully chasing a convenience store we secured a Video Store (then a good thing), a Bakery, Pizza and associated uses.
Little did we know it at the time, but this project carried some great karma. What started as a one tenant relocation for a fast food pizza operator called Silvios turned into many successful transactions and a lifetime friendship. This business is now known as Dominios in Australia with more than 700 stores and we were proud after completing this project with them to roll them out across the Sunshine Coast region and to this day Silvio and I still do business together and are close friends.
The baker in this project I refer to Beefy’s was operated by Ron & Shirley Hobbs. While they started under another name called Sunrise Bakery at Aussie World this site was the first in a grand new vision that now boats 10 stores between Brisbane and Gympie. Now some 20 years later the business has left the site but the business now run by their son Mark continues to flourish having won numerous national awards and provided countless local jobs.
