High on the Hill
House Renovation and Reposition
This traditional highset late ‘70s brick and tile home had great bones, but a weird and confusing configuration. It had three bed, one bath upstairs, and a kitchen and two beds, one bath downstairs. It sat high on a ridge with great views blocked by scrubby overgrown vegetation. Originally purchased for my partner and I to owner occupy after a renovation, it ended up housing my parents on short notice and then my sister’s family before it finally got a new kitchen upstairs, a rendered façade and some love all around. It valued at just over three times the purchase price and double the total project costs. All boxes ticked here – even though the journey was an odd one. The reno made an unusual home appeal to a wide market, while there’s no doubt the market timing played a large part in its value increase.
