Existing Residential Home– Renovation, Subdivision of 1 additional lot and construction of a Dupli
What’s a Dupli? Don’t bother searching for it in the dictionary as I made it up. If a Duplex is two homes on one site, what do you call the new home your building behind an existing home under the Duplex planning rules? A Dupli, of course!
When assessing a property, land size, zooning and the number of titles is always high on my list. Here, the existing home was built almost to the front boundary of 2002m2 and there were numerous examples in the street of the rear being subdivided off for a new home site. As such, we agreed terms with the seller to make an application to council before settlement under their fast track development approval process, which was 10 business days. Therefore, we applied and received an approval before settlement to separate the current house on its own lot, which was in original condition and could just do with a respectful update for both look and function. When setting the new boundary, we pre-designed new dwellings for the site, positioning it to allow the rear block to accommodate a brand-new home and a second stand alone new home (a Dupli) to be built in behind the existing house with vehicle access via a common driveway down the side of the properties. Still underway, the result will be three dwellings, from one in a project that is forecast to take 18 months from start to occupation and up lift property values by +$300,000.
