Sometimes old buildings aren’t what they seem. Often when first built, the original creators may have had bigger plans for a future stage or sometimes the structures are built in such a way as to accommodate additional floor area or indeed floors themselves. This building, while small and very early on in my career, was a case in point. Located beachfront at Alexandra Headland this two-storey retail building occupied under 50% of the land area and thus had the potential for additional carparking to what was required by the existing structure. As such this means more floor area can be added, combine this with a flat over engineered roof and Ocean Views out front and expansion was the opportunity. After a complete refurb the ground floor was leased to a convenience store and Bottle Shop with significant rental uplift, while a Thai Restaurant occupied Level 2. On level 3 a brand new 2 level Penthouse unit was able to be created with the clever use of lightweight materials. The result was a significant profit but also much better use of a significant land parcel.
