Sometimes projects come through just by being in the right place at the right time. Many land developers are publicly listed and need sales just before their financial reporting periods end to either make or exceed budget (that’s how they look good and their executives get bonuses). This is one such case where I approached them about some great land near my own home at the time. It’s often said you make your money when you buy, and what that infers is buy below market. It can also mean the right timing; this project was both. The plan was to build two high-end homes aimed at the local owner-occupier market. Best laid plans, we built one as the market turned for the positive. We also made a nice profit on the vacant house site by obtaining a pontoon approval – this little trick made us twice the net profit than the completed home.
