House & Land Package 1+1 = 2.2 – 4 Bed, 2 Bath, DLUG
As outlined in the "Believe? Get in Early" projects, these started with the hypothesis that a new estate on the fringe or the current urban footprint would increase in value once activity was established. This project was a stage five land release and two years later the sheep were already lining up, so I had to fight for more land, but also fight my own instincts by paying almost twice the amount per lot in stage one. Lesson: be the land developer, but more on that elsewhere. However, the reality is that it shouldn’t (and didn’t) matter; what maters is the maths. It’s the cost to complete the project against the end value, and if 1+1 does not equal 2.2 then move on and find one that does. Sticking to this formula that had worked so successfully, we designed a four bed, two bath, DLUG home, which was rented for approx. six years before being sold in the GFC crisis at over two times its cost.
